Preparing The House For Sale

Now that you are eagerly anticipating the sale of your home, it is time to get prepared. Preparedness in the home means that the area is de-cluttered, the dark walls are painted, and any unused knickknacks, family photos and items are removed from the house to make it look as neutral as possible.

The kitchen is the ideal location to begin removing clutter from the area. Begin by taking everything off the counter. This includes the toaster, the blender, and even the drain pan for the dishes and cups. Likely the first thing you will notice is that you simply have no additional cabinet space to store everything. This means it is time to clear them out too.

Tip: The price might not be right. To attract buyers, think of a price which all involved can find reasonable.

Move away any pots, pans and dishes that are rarely used. Place them in the box for storage now, instead of waiting until the last moment. The next room to consider is the bathroom. Consider removing any personal items out of view. Think of the home more as a staged model home instead of a place where someone actually lives.

You need to consider the perspective of the potential home buyer. They would much rather visualize their stuff on the kitchen counter top and inside the bathrooms, instead of your stuff. In addition, when pantries, cabinets and drawers are completely jammed full, it only creates a negative impact on the potential buyer. It promotes the idea that there simply is not enough storage space in the entire house. Ideally, you should attempt to make the house look as empty as possible so they can see that their stuff will easily fit inside.

Tip: When you are staging your home for viewings, try and remove as many items from the home as possible, even if your family is still occupying the home. Prospective purchasers need to see themselves residing in the home, so tidying up allows them to much more easily do just that.

Nearly every household has a junk drawer. Now is the ideal time to get rid of the “junk.” In addition, if the crockpot is rarely used, it is time to put it away in storage. Go through every drawer and cabinet, and create as much open space as possible.

Consider all of the extra food items on the shelves in the pantry. Store away any canned goods that will not be used in the next month or two. Anything left over should be consumed in the next week or two. Consider developing your food menus for dinner over the next 14 nights around the unused and unstored canned goods left over in the pantry.

Tip: Just doing small updates to your kitchen can have a big impact on the value of your home. Try switching one appliance for becoming a focal point, so that the look can be updated.

Underneath the sink is a crucial area two. Usually it is stuffed full of cleaning supplies. Clear out all of the supplies that are rarely used, and scrub out the entire area. Eliminate it any tale-tell signs that there were water leaks in the past. Even the simple dark stain water leak underneath the kitchen or bathroom sink can quickly turn off the potential home buyer.

This is typically the most emotional part of moving. The clutter in the house often represents the evidence that there have been lives spent for many years. However, selling the home is important, and it is crucial to pretend that you are not the seller, but the buyer. If necessary let a friend indicate exactly what needs to go when removing the clutter from the house.
