The Roles Of Marketing And Bidding In Landing More Cleaning Foreclosure Jobs

If you are all agog about your cleaning foreclosure business thinking you just hit a jackpot with over 3 million foreclosures each year, you better reassess the situation. That was what your next-door neighbor and many others might be thinking too. With competition fast closing in, your enthusiasm might be misplaced and soon disappointment can set in when you can’t clip enough cleaning foreclosure jobs to make a profit.

Got to do a reality check!

Unfortunately, not everything that we think or perceive is correct. This is why it is impossible to start and run a business without making a business plan. A business plan must be able to let us see the prevailing opportunities and threats, and strengths and weaknesses to develop appropriate strategies to steer the business to success.

With the noise created by cleaning foreclosure about two years ago, anticipate some rough sailing ahead. Pull yourself together; with a well-thought business plan, you might just survive the tough competition. If you want to ensure a good flow of cleaning foreclosure jobs, you must integrate two important sets of strategies in your business plan:

• Create an effective marketing campaign. If you are new, you must spend 80 percent of your time on marketing. If you want your office phone to ring, your mobile phone to beep and your website to get hits, you need to let your target market you exist and that you are at par if not better than the rest.

• Learn the bidding procedures in your area. Banks and local rules may affect the bidding that is undertaken to identify the cleaning foreclosure services to be used. To get these jobs, you must know how these bidding procedures are conducted.

Start out with some marketing campaigns that work.

There are many things that you can do to start a marketing campaign. Be warned, however, that while some canned, traditional strategies can work, it is always important to tailor your marketing designs to local needs or needs of your targeted market in your area. Hence, it is always important to start with marketing research. With the information, proceed with the creation of your marketing campaigns.

• Send emails to target clients. Build an email list of prospective clients and send them regular emails especially when you have some special services or promotions. Start with a group in your local area. Slowly build the list including those in the next county or city.

• Hand deliver your flyers. You can ask your high school kid and some of his/her cohorts to do a door-to-door delivery of flyers that highlight the services that your company can do. Flyers are intended to target a large group of people. If you make sure that your contact details are right there in the flyer, people who may have the need for your services or know people who have the need can “pass the word.”

• Do the “cold calling.” It is true, it is cold and impersonal, but it works. Hearing the voice of the other person on the other end of the line can help you assess if the other party is interested. It is never easy; the times you will be brushed off are more than getting positive response, but it works.

Participate in the bidding processes.

If you want to get cleaning foreclosure jobs, you must learn the art and the rules of bidding on foreclosure properties.

• Find out about common tips that can help you get jobs through bidding. It is important to learn and follow HUD and VA Guidelines that is followed by most banks and asset management companies during bidding.

• There are tools that you can use like the HUD Guideline Tables that you can download and use to price your cleaning foreclosure bids. It is tactical to learn about how you’re your competitors are bidding. With practice, you can master pricing to get more jobs.

• Supply your bids with some supplemental materials like “before and after” photos as a testament of your workmanship and dedication to please customers.

Don’t be too naive; there is already tough competition out there insofar as cleaning foreclosure as a business is concerned. But, don’t be jaded either; there are of course ways to land cleaning foreclosure jobs if you can market your company well and win enough cleaning foreclosure bidding.
